Municipal Building Basement Makeover in Exeter, RI
Challenge
This building's basement in Exeter, RI had been dealing with issues of moisture and water for some time. In an area like this, where the water table is known to be high due to lakes, ponds, streams and being close to the coast, these types of issues unfortunately are common. But where there is a responsibility to keep and save important records and documents, signage, etc - it is crucial to determine the best way to keep this basement area dry, for good. Our inspector, Steve, evaluated the property's needs and current issues, and devised a plan. The biggest concerns were figuring out how to mitigate water seeping in through the wall/floor joints along the foundation, how to most effectively eliminate moisture that could potentially allow for mildew and mold growth, and how to ensure that these moisture and water issues would not return in the future.
Solution
To address the issues of water intrusion, a new WaterGuard system will be installed along the perimeter walls of the basement foundation. This will help to capture and channel water up from along the wall/floor joint, and carry it over to the sump pump stations. Because of the size of this basement, two TripleSafe sump pump systems will be installed so that the pumps aren't overworked. Feeding the WaterGuard system to both of these pumps will ensure that this doesn't happen! In addition to those systems, two of our SaniDry Sedona dehumidifiers will be installed to tackle residual moisture and dampness, and our CleanSpace Wall basement vapor barrier system will be installed to create an extra layer of protection. Our CleanSpace Wall system tucks neatly into our WaterGuard system to ensure and leaks or moisture is directed straight into the drainage system, leaving minimal room for error of leaks. And lastly, to ensure the building is stable and strong - two of our adjustable SmartJack supports will be installed.
